Not necessarily. Hairline cracks and step cracks in block foundations are extremely common on Long Island homes and typically indicate normal concrete shrinkage or seasonal movement — not structural failure. The shape, width, location, and pattern determine severity. Jim classifies every crack clearly.
Vertical hairline cracks in poured concrete are almost always normal shrinkage. Step cracks in block walls are usually normal settling. Horizontal cracks in block walls, wide cracks with displacement, or cracks showing active water intrusion are more concerning and may warrant engineering review.
When findings exceed what a visual home inspection can definitively characterize — significant horizontal cracking, obvious bowing or bulging, major displacement, or clear signs of ongoing active movement. An engineer's report typically costs $400–$800 and is absolutely worth it when there's genuine uncertainty.
Efflorescence is the white mineral deposit left when water moves through concrete or masonry and evaporates, leaving salts behind. It indicates past or present moisture movement through the foundation — not structural failure, but worth noting and monitoring. Jim documents all efflorescence.
