No. A standard home inspection covers the main residence — pool and spa systems require a separate evaluation. Jim can perform both in the same visit at a bundled rate.
If the pool is drained or winterized and systems cannot be operated, Jim evaluates all accessible components and clearly notes what couldn't be verified. Where possible, schedule the inspection when the pool is operational.
Jim evaluates the pump, filter, heater, electrical bonding and GFCI protection, pool shell and decking, coping and tile, lights, drains, return jets, and safety barriers including fencing and gate latches.
Pool bonding connects all metal components — pump, ladder, handrails, light fixtures — to a common grounding system to prevent voltage differences that can cause electric shock in pool water. Improper bonding is a serious safety hazard Jim specifically checks for.
