Jim answers questions after delivery

Most single-family homes take 2 to 3 hours. Larger homes, homes with pools, or homes with extensive crawl spaces may take longer. You are encouraged to be present throughout.
Absolutely. Jim walks you through every finding in context during the inspection. Being there for the full 2–3 hours is the most valuable thing you can do before closing.

Wood destroying insect evaluation

Activity evaluated and remarked in every inspection

As soon as your offer is accepted and you enter contract. On Long Island, buyers typically have 5–10 business days for inspections. Book Jim the same day you sign — Saturdays fill first.
Yes — that's the primary purpose. Items marked 'Repair Advised' are negotiation-worthy. Your attorney will use these to request seller credits or repairs before closing.

Heater

Operation, age, efficiency, connections

05 · Roof & Attic Inspection
Roof & Attic

Ridge to gutter. Attic to soffit.

What's included

Roof covering

Shingles, tiles, flat membrane — age, wear, granule loss

Flashing

Chimney, skylights, valleys, penetrations, step flashing

Gutters & downspouts

Attachment, slope, drainage away from foundation

Soffit, fascia & drip edge

Condition, rot, proper installation

Attic insulation

Depth, coverage, type, baffles, air sealing

Honest estimate based on condition and age

Included in home inspection

Foundation and structural inspection of Long Island home basement and crawl space
06 · Foundation & Structural Inspection
Structural

Foundation to framing. Every visible element.

Jim evaluates all visible and accessible structural components — foundation walls, framing, load-bearing elements, and moisture conditions. He classifies every finding clearly and tells you when you need an engineer instead of an inspector.

What's included

Foundation walls

Poured concrete, block, and stone — all types evaluated

Crack assessment

Type, width, pattern, location, and displacement

Settlement indicators

Shifting, movement, differential settlement

Moisture intrusion

Efflorescence, staining, active seepage, drainage

Floor framing

Joists, beams, sill plates, bridging, notching

Load-bearing elements

Walls, columns, posts, headers

Prior repair evidence

Shoring, waterproofing, patching history

Engineer referral

Clear note when a specialist opinion is warranted

Not necessarily. Hairline cracks and step cracks in block foundations are extremely common on Long Island homes and typically indicate normal concrete shrinkage or seasonal movement — not structural failure. The shape, width, location, and pattern determine severity. Jim classifies every crack clearly.
Vertical hairline cracks in poured concrete are almost always normal shrinkage. Step cracks in block walls are usually normal settling. Horizontal cracks in block walls, wide cracks with displacement, or cracks showing active water intrusion are more concerning and may warrant engineering review.
